The mini-split symptoms we hear most
- One head blows warm while the others are cold Zone valve, communication fault or a refrigerant issue on that branch
- Water is running down the wall under the indoor unit Clogged condensate drain, slipped drain line or a failed pump
- The head is blinking a light and shut itself off Stored fault code from a sensor, board or outdoor unit problem
- There is a sour, musty smell every time it starts up Biological growth on the blower wheel and evaporator coil
- The remote changes nothing and the unit ignores it Remote batteries, receiver board or control wiring at the head
Search for it as mini-split repair or ductless AC repair and you land in the same place: one visit, one written quote.
Safe things to check first
Worth a look before you call — sometimes it saves you the visit.
- 1Put fresh batteries in the remote or wall control, then confirm it is set to cool or heat and not fan only.
- 2Check the breaker for the mini-split at the panel and see whether it has tripped.
- 3Pull and rinse or replace the washable filters behind the front cover of each indoor head.
- 4Clear grass, leaves, mulch and hail debris away from the outdoor unit so air can move through the coil.

Is mini-split repair different from regular air conditioner repair?
The diagnosis is different. Mini-splits store fault codes, use inverter boards and variable speed compressors, and communicate between indoor and outdoor units. We read those codes and test the boards instead of guessing, which shortens the visit.
Why is only one of my zones not working?
On a multi-zone system each head has its own sensors, blower and refrigerant branch. A single dead zone usually points to that head or its branch, not the outdoor unit, since the other zones are still cooling fine.
Can you repair my mini-split if you did not install it?
Yes. We work on ductless and multi-zone systems no matter who put them in. Bring us the brand and model off the sticker inside the indoor cover, and we will come out and diagnose it.
Why does my indoor head smell bad?
Moisture sits on the coil and the blower wheel, and dust feeds growth there. A deep cleaning of the wheel, coil and drain pan usually clears it. Rinsing the filters alone rarely solves a smell that has set in.
Is a leaking indoor unit an emergency?
It is not dangerous, but it will damage drywall and flooring fast. Turn the head off at the remote to stop condensation, put a towel or pan under it, and call us so we can clear the drain properly.
Can a mini-split be repaired or should it be replaced?
Boards, sensors, blower motors, drain pumps and line set connections are all repairable. Replacement talk usually starts when the compressor has failed on an older unit or several heads are down at once. We will show you what we found either way.
How it works
- Step 1
Tell us the symptom
Call or fill in the quote form with what you hear, smell or feel. Warm air, short cycling, a breaker that keeps tripping. Details on your porch help us arrive with the right parts.
- Step 2
We diagnose on site
A technician checks the thermostat, airflow, the indoor coil and blower, then the outdoor unit and electrical side. You get a plain explanation of what failed and why it failed.
- Step 3
You approve the repair
We walk you through the fix and any parts involved before we start. Once you say go, we make the repair and confirm the system is holding temperature before we leave your driveway.

Why homeowners call us
- Built for hard summersWe work on attic air handlers in July heat, undersized returns in older subdivisions, and condensers with hail-flattened fins. Those are everyday jobs across the region, so we know where these systems tend to give out first.
- Air conditioner repair and heating repairOne crew for both seasons. Air conditioning repair when the house won't cool, heater repair and furnace repair when the burners won't stay lit. Same technicians, same records, so nobody starts from scratch in November.
- We explain the failureYou hear which component failed and what it was doing to the rest of the system. If a repair is a short-term patch on an aging unit, we say so and let you decide the timing.
- Respect for the houseDrop cloths, shoe covers, and the attic hatch closed the way we found it. We keep the work area clean and we tell you honestly when a problem is airflow or ductwork rather than the equipment itself.
- All major brands, gas & electricOne independent crew for Carrier, Trane, Lennox, Goodman, Rheem and more.
- Straight answersIf a system is not worth repairing, we say so, often right on the phone.
